RTA`s dispute resolution service offers a free telephone mediation service to help parties settle a lease dispute. The RTA`s mission is to remain impartial and to assist the parties in communicating and to reach a voluntary agreement to resolve their differences. If your contract is not with the landlord, you will not have protection under the Housing Lease Act. It is common practice when an existing tenant allows a roommate to move in without the landlord`s permission to include that person in the tenancy agreement. An agreement should also be used when it exists between family or friends. The tenant is a person who, as part of a tenancy agreement, obtains permission to occupy a dwelling house as a dwelling house. A tenant also includes a tenant`s tenant. If a tenant rents all or part of a dwelling to a subtenant, the principal tenant has obligations such as a landlord. Principal tenants must have written permission from their landlord before they can sublet the premises or transfer them to another tenant or subtenant. Note that the deadlines may apply to your rental business. It is therefore important to act immediately and seek advice.

For example, if you wish to apply to the court for an order on your landlord`s offence, you must apply within six months of notification of the offence. There may also be cases where the agreement is not covered by law or where there is no written agreement. All lease obligations are covered by law and all loan funds must be deposited with the RTA. These include loan funds for residences, such as catering, housing and student housing, which are not covered by the law. Additional inmates: The contract may contain a clause limiting the number of occupants in a rental unit or requiring the owner`s permission before other residents can reside in the rental unit. If additional residents are added, a landlord can only increase the rent if the lease includes a term to vary the rent according to the number of occupants, or if the parties all agree to sign a new lease. A tenant without a written agreement always has legal protection. RTA conciliators are impartial and their objective is to facilitate communication to help the parties negotiate an agreement.

Conciliators cannot make decisions or force people to make a deal. The client will then have three days to sign the report on the condition of entry and note any disagreements in the report. The client must return the signed registration report to the owner/agent, who must then return a copy of the final report to the client. The lessor/agent must keep a copy at least one year after the end of the lease.
